What the numbers say
This counts websites, not properties. A manager with 500 homes counts once, the same as a manager with five. Systems popular with large operators that run custom-built websites look smaller here than their share of properties.
Website builders are easier to see. Systems that include a website builder put their booking engine on customers' own domains, so they're easier to detect. Many single-home hosts use them too; we leave those hosts out and count manager websites only.
Some systems also serve B&Bs. Beds24 and Smoobu are also used by small B&Bs and guesthouses. We leave out hotels and B&Bs where we can identify them, but a few remain, so their counts may run slightly high.
How we counted
We looked for each system's booking engine or widget on public business websites, kept one listing per root domain, and counted each published manager once for every system we found. Read this as "which booking systems vacation rental managers with their own website run", not as market share. Full details are on our methodology page.
Explore the data
Explore every manager on the map, or compare tools on our software pages. These are aggregate counts: we don't show which system a named manager uses, because detection on a single site is often incomplete.
