Management fee calculator

Full-service managers charge a percentage of booking revenue. See what that is in money, what you keep, and what the fee should cover.

What guests pay for nights, before any fees. Use last year, or the estimate from our revenue tool.

How it works

  1. Fee = gross booking revenue × fee percentage. Most managers calculate it on nights and cleaning fees, after platform commissions in some contracts and before them in others: ask which.
  2. A fee of 15–25% usually covers guest messaging, check-in, cleaning coordination, pricing, listing management and owner statements. Cleaning itself, linen, maintenance and supplies are often charged on top.
  3. Your own costs (utilities, insurance, maintenance, mortgage interest) are the same whoever manages the home, so the tool subtracts them after the fee.

Questions

Is a lower fee better?
Only if the revenue is the same. A manager charging 25% who fills ten more nights a month can leave you with more than one charging 15%. Compare the net, not the percentage.
What is a fixed-fee or hybrid model?
Some managers charge a flat monthly amount, or a low percentage plus a fee per booking. Put the total annual amount over your revenue to compare it as a percentage.
