How the score works

Each part is a percentile among the scored markets, so a 7 means better than 70% of them. The score is the weighted average of the parts with data; a market needs demand and yield to be scored at all. Missing parts are shown as no data, never guessed.

Yields are converted to US dollars at fixed reference rates to compare markets, not to predict what any one home earns. Figures are aggregates for the area, from AirROI.

  • Demand 25%live

Average occupancy over the last twelve months, and how evenly it holds through the year (a very seasonal market loses up to 2 points).

  • Yield 25%live

Revenue per available night over the last twelve months, converted to US dollars at a fixed reference rate so markets compare across currencies.

  • Growth 15%coming

Twelve-month change in active listings and nightly rates (needs two refreshes; fills in from the second month of data).

  • Return on investment 15%coming

Gross rental yield: annual revenue per home against the purchase price per square metre (price data coming).

  • Ease of entry 10%coming

Whether foreigners can buy, short-let licensing, and tax on rental income, by country (researched table coming).

  • Climate and access 10%coming

Sunshine and temperature, tourist arrivals and the nearest international airport (coming).

Today 2 of 6 parts are live. See also the single-metric rankings and the methodology.
