How it works
- Gross = nightly rate × booked nights + cleaning fee × number of stays.
- Fees = gross × the channel's host-side percentage: Airbnb's split fee (about 3%) or host-only fee (about 15.5%), Booking.com's commission (about 15%), Vrbo's pay-per-booking (5% + about 3% payments), or card processing on a direct booking (about 2.9%).
- Guest-side fees, occupancy taxes and payout timing are left out, and the percentages are published rates in October 2026; your contract or region may differ.
Questions
- Why does a manager's choice of channels matter?
- A manager on Airbnb host-only fees and Booking.com pays 15% or more per booking; one with a direct booking site pays 3%. The mix shows up in your net.
- Does the manager's fee come before or after these?
- Depends on the contract. Many charge on revenue after platform fees; some charge on the gross. Ask, and compare the net.
